Flooding

Before you buy a home you will need to do a bit of research on the area to establish if you think it is at risk of flooding. You could find this out from insurance companies or from a surveyors report. If it is, you may find the property will be very difficult to sell in the future as you may be unable to get buildings insurance for it.

It is estimated that in the UK, 5 Million homes are in areas that is susceptible to flooding so it is more common than you may think. This amounts to 2 million homes that are lying on flood plains. Chances are that unless you live in these areas, you probably won’t get insurance unless you live on a hill. If you did get insurance your premium will probably be very high. There has been government help available, though buying properties at risk of flood will most likely leave you out of pocket.

If you do buy property in such an area, it may still be worth shopping around for the best deal.
